New Home Myths |
Many people believe that buying a new home costs much more than purchasing a resale home. They also believe that there are many other disadvantages to buying new. We thought we'd take a few of the more common myths about buying a new home and balance them with irrefutable fact.
Myth #1
You will generally pay a lower price for an older/existing home than you would pay for a new home that is comparable in size.
Fact
This is only true on the surface. When you get a new home, you save significantly with :
- a new home warranty
- lower utility costs from a significantly more energy-efficient home
- no need for upgrades or renos
Myth #2
One downside to buying in a new neighborhood can be putting up with noise and construction activity.
Fact
This used to be true, but it's not anymore. Today, most contractors work hard to minimize the impact this construction may have on residents' day-to-day life by using proactive traffic management strategies and effective noise and dust control.
Myth #3
A lack of mature trees and vegetation make new subdivisions unattractive.
Fact
Most subdivisions that we build in offer residents significantly more green space, parks, trails, water features and walking paths than you'd have in a neighbourhood built 20+ years ago. In addition, a wide range of vegetation is part of any new community master plan, including everything from young and mature trees to smart xeriscaping. Finally, architectural controls usually dictate a ‘minimum' of one tree per front yard. Most of the trees chosen for this purpose are fast growing and mature in a few years.
Myth #4
Architectural styles tend to be more homogenous in new neighbourhoods.
Fact

A new home costs significantly more than a resale home.

One of the things you might be surprised to know is that buying a newly constructed home isn't nearly as expensive as you'd think. Even if you're considering a starter home, the price difference between a new home and a "previously enjoyed" house is minimal. Plus, the benefits to you when you purchase new are considerable.
